So, through the title/escrow co I let them know that if the attorney did not cancel it, I would be presenting them for the bill for the new locks and locksmith, and any damage the clean out folks did to MY house as they had no authority---and it was not occupied.

The building is solid construction built in 1961, 11,000 sf, well-maintained exterior so not much deferred maintenance, if any at all.

-I partner on most deals and take only a 9% GC fee which 4.5% is deferred until project close out -we are partnered with architects (both HOU/ATX markets) and have a design team so most of our equity partners are silent on the deal (unless they would like input on everything) since our team has a combined 45+ year experience acquiring, designing, marketing, and selling spec/design build homes.

You will defer all tax on gain and depreciation recapture from the sale of the Houston property as long as the purchase price of the investment side of the investment portion of the duplex is at least as much as the net sale price of Houston and you use all proceeds from the sale in the purchase.4.
