I don't know how small claims works in TX, but when I had to chase a deadbeat for unpaid commission in Mass, he kept failing to show for hearings.I was finally able to present my case and evidence to the Magistrate who said I could have both a capias (civil arrest, where the defendant is forcibly brought to court) and an execution (sheriff or constable can seize assets and sell them to satisfy the judgement).What finally got me paid was when I gave him a hard deadline and told him that if I wasn't paid in full by X date at Y time, I was going to have his WIFE (also a named defendant) civilly arrested at work.As you might suspect, that got the deadbeat moving very quickly and yes, I was paid in full.

You can always use a QCD for a conveyance whether its a near or distant closing date but it's generally not recommended.

The one I've found most useful is www.biggerpockets.com but there are others as well such as meetup.com where you can network with local investor groups to stay up to date with the market. 3) Use video tour websitesAfter you've found a suitable property in the local market, I highly recommend doing a video tour of the property to get a better feel for it.

Customer isnt happy , the extra costs to do the footer was an additional charge ( as per contract ) And the finish date extended ( as per contract ) .

Or if negotiating a renewal, add a few points to the 'Amendment to the Rental Agreement' (after the new dates and new rent is called out):-Maintenance requests or repairs will be scheduled for repair within X days of their request.

Best case scenario would be 20% vacancy (could likely do better but I want to hold back a few dates etc), $650/night which is easily achievable, plus tax savings gives COC of 51% and IRR at 5 years of 70%.

I would give the current owner/PM the contact info you want the tenant to have and they should tell them as of X date to contact you.
