There is no reason to race through life and money is really not that important if you already are happy with what you have.Why do I give this advise as a investor.......because it is not for everyone and most beginners have no concept of the commitments required...most in fact never start.

Get a title commitment completed prior to wasting one minute of your time on this property...you might just find why others have passed on it. 

Since we have upcoming projects in the next coming weeks, we were able to negotiate rates and build a team that was committed to the larger goal... which also means consistent work from their perspective. 

Just today we found out the previous owner committed suicide in the garage. 

It can be really tough, especially when balancing family commitments too.

Another reason I'm starting out with wholesaling is because I'm moving to Pennsylvania from Wisconsin in August of 2017 so I don't want to get into rentals here and be committed that way.

I have found a seller here in California that says she is upside down on the home and coming out of pocket every month tho meet her mortgage commitment.

The national tenants tend to have better resale value but are more methodical in their process and expansion plans and take awhile to make a decision to commit to a site. 

I'm trying to choose another book now, but I'm unsure which one i should commit my time to next.
