Details: I found a wrinkle in the local laws that allows one to build an addition to a SFR in such a way that the completed building remains classified as a SFR yet is easily rentable as a du-, tri- or fourplex and this does not violate any local landlord/tenant laws.I bought four SFR houses in my area for about 300k each.

In a modification they take maybe 1/3 of the balance, put it on the side, use the remaining 2/3 at 2%, 30-40 year amortization, to come up with the greatly reduced payment.

installation requires a permit, and permit requires an energy form calculated by the A/C company.if you just need either the inside or the outside unit replaced, make sure the old unit that remains uses the new R-410A freon (since 2010), not the older R-22.
