We've got 12 projects going on right now, I couldn't imagine handling 12 LLCs, 12 bank accounts, 12 credit cards, and constantly opening and closing them.

Just imagine if you wait, 2-5 years and the crash doesn't happen or it does happen, but you have the opportunity to gain invaluable experience and passive income, but didn't. 

As you can imagine, this sounds too good to be true.

If the house is truly worth 100K, I can't imagine whey you can't do a cash out refinance through a credit union or local bank at say 30 or 35% LTV on a 20 years fixed at <5%.

I'd imagine that the cost of loan and also the cost of management/vacancies are going to be higher for 5 units+..

Imagine if you put $1200 into a deal and got $100 back every month, that would be 100% return annually.

I've thought of getting a PO Box but I don't imagine I will receive enough mail there (or remember to check it enough) to justify its existence.

Imagine being one of those poor saps that had to explain to people years ago that you're investing in this crypto-currency thingy that makes ZERO sense to 99.9% of people (talking 2011-2015).
