Is there a way to do a long term (say, an apartment deal) with him where if he would pass away in the time of the hold, his children would benefit from a tax perspective in the acquiring of an asset or if it was a limited partnership, gaining ownership of the entity and would start receiving the cash flow from the investment with tax savings compared to estate taxes?

We are also currently working on writing our first lease agreement, our question is if we include all of the tenant's children/relatives etc... age 18 and older that will be living in the home on the lease and if the mother or father leaves, moves out, etc... will all of the remaining adults on the lease be fully and legally responsible to fulfill the remaining months on the lease?

I try to advertise it and make it really transparent.You are probably OK to stick to 2 per bedroom, but make sure you are not discriminating against children.

Since our building does not have common amenities such as hot tub, swimming pool, etc, we knew that families with children would probably opt for one of the other condo buildings that did offer those things.
