Did the plan work out for you or did you find a similar alternative? 

Maybe some demo and do some of the paint ourselves, in hopes everything is going to work out the way we want. 3116 Baybriar road was the address I was referring to with similar qualities, that sold for a good price.

I'm factoring pretty high for CapX and vacancy in my spreadsheet, just to avoid any marginal properties, but then that gives me a pretty skeptical view of a lot of properties that might otherwise work out. 

It could work out real well if they are very good tenants or it could be really hard to get rid of them if they are bad tenants so be careful.

HUD loan assumption did not work out because of a variety of reason but basically the point was we got to know the deal because of a relationship with the broker already and the fact that we were willing to take on a headache to try to get it closed.
