Because there’s so much valuable information here and things to get into, what helped me was creating a routine.

(PS Zillow and other websites' values are no substitute for an appraisal and their algorithms routinely over-value properties,  So you may not get that price.)

I'm now not completely positive how this would work out, however, I would work for you in any way that I could if you could teach me you ways of making cash.

What if it doesn't work out and the PM is a shister?

Should things work out, buying 1 - 5MM Class B properties is where my bread-and-butter should be.I also agree that college will not necessarily cost 300K each due to inflation, . 

It didn't work out (due to appraisal, not Chris - he's great), so I ended up with BofA.  

My hope for you is that by having a higher end unit maybe you'll be able to be more selective about the tenant and it will all work out!
