Well I already looked, the ARV will be around $240,000 or more, I could rent it out at $2,100.

I usually have a price that I'm not going over and if I don't get it, Oh well.  

I think they mainly help people determine if unpermitted additions can (likely) be made legal or not, but seems like they could be useful in your situation as well.
