Hey Gregory - we do a lot of business with the rent by the room model in South Atlanta (College Park, Riverdale, Jonesboro).

The LLC is the business structure most use when investing in STRs.If you're extra worried about liability you could split the 3 properties into 3 LLCs but to me this seems like a situation of "If it ain't broke don't fix it"

I am considering opening a business account at JP Morgan for all income + expenses, and simply use baselane for rent collection + higher APR on security deposits, etc.

These are all solvable problems you can draft a business plan for, then propose your strategy and projected business benefits to the host.  

The business and law portion should be the same for the general contractors exam.

increasing STR profitability is more of a business thing than an investing thing. lots of str influencers on ig that do really well and have courses. 

I am a long time user of YNAB (You Need A Budget), so I will be creating my first business budget and I am excited!

Tried calling the local CPA's that are "experts" at 1031s, but they aren't responding because it's busy tax season...I'll dig in deeper with tax people if it's a possibility, but wanted to throw it out there to this community first.Any insights are much appreciated!
