Corian is nice because you can sand out scratches, but I’ve found it to be more expensive than granite and does not have the same appeal to tenants.

@Ararat Vardanyan I purchased this duplex in 2016 back when the market started coming up in northeast area, I try to concentrate on zip codes 19114,19152, 19154 since you still can get a decent deal here and good, qualified tenants.Location is close to 95, Roosevelt, Turnpike, local strip malls which is appealing to renters, and no problems with parking.

Other than that, stuff like Brandon said for sure, curb appeal makes the biggest impact, and it's not that expensive, so get it clean and the lawn in good order and you'll make the best first impression.

Sqft is a little harder to alternate (i guess adding a bed or bath) but for example amenities and appeal are easy to benchmark.
