He does not have turn key's but I think he can add value to your knowledge base + it would be wise to have the knowledge to create your own team when out of state investing because if the turnkey company turns out to not meet your expectations you need the confidence to fire them and build the team on your own as Jordan has.

I’d also double the vacancy to 10% and build in PM fees 10-12% for safety even if you plan to self manage, in case you end up not managing it for whatever reason you should have that built in and put it in a reserve fund.

I self-manage so don't know how the property management companies do it, but I don't collect the application fee until after they have seen the property and passed my pre-screening questions.

I can turn around sell that same deal to a investor who is buying cash or maybe doing the work them self at 75 to 80 cents on the dollar and he will be completely happy with that price.
