Go watch some sales, see who gets the property, follow the eviction of whoever is squatting there, see how they secure the property, and fix it up, estimate on your own, talk to them, maybe get a job working for them

I’d like to see how to start the process of securing funds for rehabbing and renting the properties.

I imagine the only other “slam dunk” evictions would be a drug bust in the property or something similar, or if you have a security camera showing clear proof of violations (like an unauthorized “guest” living in unit and coming and going on a daily basis, damage to property, assault…etc).You can call witnesses (typically other tenants or neighbors) but they must show up in court as no “hearsay” is admissible.

However, I do not know how to set up the buyer/seller contracts and get the deal secured to get my wholesale fee.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I assume I can avoid to be considered a "security" if I am borrowing for own use.- Given the very low rate I am simply considering paying off existing higher-rate mortgages on my rental properties, essentially "refinancing" at a lower rate. 

One tenant wants to stay so we were trying to find out how much the security deposit was.
