My daughter will be graduating from high school this year and wants to be like her mom and dad, real estate investors, she asked us for advise if she should go to college if so what classes should she sign up for or if she should go to a trade school.

Recently graduated from medical school, general practice. 300k student loan debt, several loan at 7.9%.

I want to get into some good counties in NC that people are moving into with good schools, low crime, etc... 

Maybe I'm old school, but I like to mull things over for at least 2 days, thanks. 

And, if you're looking to flip, I recommend you anchor your target areas around the best schools.  

We can try to paint real estate investing in any color we want to but the truth of the matter is that lenders will not lend to investors unless they see some kind of history or activity.

My wife is a teacher and I am a school mental health counselor.

Here in Dallas it doesn't really slow things down much, unless it's a family home, where people may not want to move, during the school year.With all that said, there is a reason you have a vacancy factor included in the holding cost of your rental.  

@shanel, To protect yourself as a tenant buyer, I would first go down to a mortgage loan originator with a 1003 application which is a standard federal mortgage application, and ask him her how does my credit,  income history, FICO, debt to  earnings look to you?

It appears that the crime is relatively low and the schools are decent in the general area.
