The other 20% is a grab bag of people that don't need to use ALL rental income to qualify (so the one unit appearing on tax returns does the trick), people that move back in with mom who doesn't charge rent, wonky things like that.

I would make it a goal to walk out of that meeting knowing that you were pre-approved for an amount and also the type of loan programs available to you once you make a decision to acquire a property.

(there is still a mortgage on the house) One thing we are considering is keeping my mother in law’s name on the mortgage Bc we wanted to buy our own property and would like to use any first time home owners program that we might qualify for.

Whenever we have reported an issue to the property management company that he used, he would cut them out of the conversation, and insist on using his own handyman, etc...It appears the owner is not doing you or himself any good allowing his property to potentially go to ruin.
