I have noticed over the last 2 years or so that there's more applications from people that work from home or have other non-traditional jobs, and I live in a pretty traditional area so it's not like a coast vs. flyover thing.

I also have a renter lined up.For rent I believe I could get $650 pretty easily based on rentometer and craigslist posts.

He doesn't have unlimited money but he is willing to fund pretty much as many deals as I can handle at a time.

Is there any room to add value to justify an increase in rents, or do the recent updates pretty much cover rehab and rents are at the ceiling of FMR?

Remodeling an adjoining unit until 9 PM is pretty late in the day.

Early research tells me that rental rates are pretty good here (about $1.25 per sqft), but would like to see if real investors on the ground experience the same.Utility costs.
