No longer accept pets in that home.  

I am new to this so I am running out of ideas but in reality to start living together we need a 4 bd house for our 3 kids and a bunch of pets so we know it would be a house around $800K until we can make more money from our jobs and side hustles.

There is a 10 year waiting list to get a voucher, so in my experience the tenant isn't likely to muck it up with unauthorized pets, guests, etcYou can eliminate 3x rent since the applicant will have a voucher.  

You should also receive any pet deposits if applicable as well.  

They are claiming I had caused the damage from pets.

Guy i work with charges pet rent instead of a pet deposit.Instead of charging 250 pet deposit when people move in, he usually charges i think like 35 a month per pet.

I have a $200 pet fee and $25/month of pet rent if the dog is 25-50 pounds.

Also, if you are renting to tenants with pets a fence keeps their dog from running loose and causing mayhem.

I've prepared income taxes, state sales taxes, business licenses, fictitious names, etc.When I was working one tax season for an EA in San Francisco years ago, one of my co-workers who was also a EA, told me about writing off pets as security in a home-based business I do believe that was a travel trailer to top things off.I'm talking about writing off dog food, etc.I assume security is a common write off for the right business set-up.

Renting out a room, pet sitting, freelance gigs, and exploring opportunities in real estate wholesaling are all good suggestions for generating additional income.
