Right now, I am focusing on the wholesaling process so I can have earned income during school while gaining experience in finding deals and creating a network (win/win/win).  

The question now becomes, Can you invest that $255,000 and earn a higher rate of return than 2.4%?

I know that peak rental season is during summer, and most lease are one year long. 

A pass-through doesn't necessarily minimize the tax liability from income earned.  

At the end of the day its YOUR hard earned money that's on the line. 

New landlord here A little confused as far as where to put the deposit money from tenant , it seems that I cannot just put it to the business checking account it need to be some account that earns interest .

That is what the BP money podcast educates on and I would recommend listening to @David Greenes episode on how he worked his way up to maximizing his earnings in his job that translated to his investing.

Not necessarily at the peak of the market as business continues to move in, but let me make a point. 

People will only want to do business with you if you have a sound track record and can earn their trust and are confident you will do what you say.
