Hi everyone,I ran across a package deal of 20 mobile home lots located in a coastal city in florida, which are not in an established mh park but rather just city lots with city utilities, (not contiguous),but scattered throughout a neighborhood that is predominantly trailers with a few site built homes.

I’m seeing home warranty companies like American Home Shield offer maintenance and repair coverage for appliances, roof leaks, etc… with prices starting at about $40 a month up to about $100 a month for the “platinum package”… Anyone have experience with these companies?

There are plenty of other real-estate oriented accounting software packages, but QB is still the 900-lb gorilla and you have enough complex stuff going on that the lighter-weight packages will likely not do everything you need.You can find a bunch of freelance bookkeepers (all of whom will know how to use QB) for way less than $400/m to help on sites like Upwork.

(If you have a house don't worry about paying that off yet, I'll give you an idea of what you can do about that in a bit)2) once all your debt is paid off, start saving money, you save money by only buying what you need NOT WHAT YOU WANT, so you NEED hygienic supplies, food, clothes (but only once every 2, 3 months making a budget on that of maybe $100 to $150 per person in the house hold) you need gas, utilities, rent or mortgage ect.. you DON'T NEED for example if you have cable with HBO do you really need Netflix and do you really need to go to the movies every weekend, do you need to have all the movie packages that the cable company offers??

Take one of the deals that you find that meets your criteria and create an investment package and pro forma that shows how it would make money.
