Then from there, referrals and meeting others at meet ups, online like right here, etc.Most all of my deals over the past decade plus have been funded with private money.

It might be too much in general and that's what people realize and turn away.Another few tips, when you guys personally get leads, either explain it better to them (say it's no cost to you, if it isn't, which it shouldn't be!)

@Carl Fischer has some good basic tips to choose a provider.

I like the tip in here to do a small increase every 6 months to ease them into it and make sure they're prepared.
