Before the accounting side of the business management gets too far, I was wondering if there are any recommendations on an easy Bookkeeping tool. 

Should I push back on them and be adamant that they need to fix this or is this not really an issue?

I find this discourse about cashflow OR appreciation an incredibly narrow way to look at the market.

I have some brokers telling me that it's still a rent PSF calculation, but I'm just not seeing how that's an accurate way to price it b/c of the effect a drive thru has on the ability has to drive traffic.

I want to occupy one of the units so I can get an owner-occupied loan and only have to put down 3.5%.   

About a third of these properties are fully paid off, and we are looking to create an LLC or Series LLC for them.

Or perhaps have them pay an extra $50 a month, and then credit them if they overpaid at the end of the year?
