everywhere in NJ is a good market with continue folks coming from NYC bringing prices up and up. would depend on your price range, access needed to city by train our car. and sources needed close by to help with your lifestyle. i'm in essex county, if you ever have any questions or concerns. been house hacking for few years now and utilize fha multiple times.

Buyers are now trained to look to CapRates as a comparative metric.As above, I don't like CapRates since they have a lot of variability.On 4 and under units (I'm going to assume we're calling those NOT commercial) custom is to use either GRM/GIM, $/unit or $/SqFt, which may not be indicative (since it doesn't account for expenses) but is easy to calculate and what resi brokers use.

But, it’s easier said then done, there is the time it will take me to train on my system, effort spent finding and interviewing said person, and ultimately I may end up right where I am today; I have other big life projects (opening a restaurant on a 100’ boat called the Island Caper in Bellingham, wa) and not enough time in the day to manage the 10-units.

Agreed that customer service and the training required to deal with these situations has nosedived since the pandemic and they laid off a significant chunk of staff.We had a situation over the July 4th weekend, just after our county reopened after 3 months (and in desperate need of income), with a 7 night stay that was worth $6K.
