Do a good job screening and consider the pros and cons of waiting an extra month of not having tenants vs the risk of having tenants who trash the place or refuse to pay rent for months.I invest in my hometown here in Winnipeg and Manitoba has very friendly tenant laws.

I set up my entities mid 2023 -a holding company in WY and an operating LLC in NJ and have only had start up expenses so far and no income.

I have a broker who is fine with me only selling a few properties a year, but has encouraged me to dive in deeper to use this as a 2nd career when I retire from my current W2 job.

In addition a crazy part of me wants to operate a spin studio (2000sf) and target a coffee/cafe type tenant in the remaining space. 

I didn’t have the cash to develop the property and even ended up refinancing the owner financed note (with the owner) to lower my monthly payments when I took a job that paid less.

I currently own and operate 9 SFHs and (1) 4 plex in the ETX market.
