Per federal Fair Housing guidelines, you cannot have rules that are different for children than for adults - that would be discrimination.  

This family member would like to pass the house to a specific individual, and not split it up amongst many children and grandchildren. 

I'm inspired to hear you've already conquered it and that its possible. 

The rungs are about 6 inches apart, which we feel is dangerous for small children. 

Unfortunately, yet fortunately I am married and have 2 small children.  

Not saying you HAVE to get your license, but the fact that we are now $2500 in inspires us even more to get our first deal so we can start seeing a return.24/7 unrestricted MLS access and the ability to view houses whenever, wherever, without needing an agent to let us in has been well worth the initial $2500 investment.  

He specifically  mentioned Chinese buyers in areas their children are attending college.
