Based on how horribly the tenant has handled the situation, I can't imagine she would truly change her ways.

If the parent can't control the kid, to the point the kid could disturb other tenants, you can deny her based on that.Also a credit score that "should be above 600" is horrible.  

And Section 8 renters are not all horrible people.  

One scratch or dent and they look horrible, which leads me to ask @Bret Nida why would you put a scratched or dented stainless appliance in a property?

We have had open houses and tons of people really interested but when do background checks there horrible.

Even if you could get $1500 per month it would be a horrible return.

The latter is abused horribly.

@Renee Kostermans you are making a horrible mistake by letting her stay.

But, the sound is horrible.  

Just make sure you do this for all applicants.Then, if you get an applicant who has all of the above, and happens to also be a HUD/Section 8 applicant, then so be it.Not all HUD voucher holders (Section 8) are horrible tenants.
