Certain properties are located in what insurance companies deem as high risk areas like flooding and fire. 

Providing funds outside of a transaction that would effect the LTV given by an insured lender could lead to mortgage fraud, money laundering and wire fraud as funds are disbursed.

If I wanted to do high stakes gambling I would go to Vegas and get free drinks not pay so gurus to blow smoke.

So, a decent deal is likely to get better over the long run. given the high amount of cash needed for brrrr do you feel it would be better to start with a long term rental as an initial investment that has less risk involved 

Instead of denying them, can we refer them directly over to the owner for them to sign a lease with the owner who is willing to effectively manage the contract, payment and relationship BUT would still want to retain us (albeit for a lower fee) to deliver ONLY guest and property care activities (guest communications, organizing cleaning, lawn and pool care etc). 

For years we had a local chattel lender who took on higher risk loans for those without the large down, not super high credit, and on older homes.
