Unfortunately I did not do the requisite due diligence early enough in terms of Zoning and I can not execute that plan. 

I'm interested in getting started with turnkey and/or brrrr for long term hold.

I don’t think there is a ton of juice in advanced analytics (in terms of selecting houses).

Buying in San Diego county at retail is a long term investment.

So maybe because I haven't worked extensively with them, it's hard for me to see one picture of a property, make a decision in a few hours because the market it so "hot", and feel good about having done my due diligence based on the info I have. 

You might have to lower your cap rate expectations in the short term, but it's worth it for better long-term gains.
