I recommend that you ask them to secure the apartment before they leave for any extended time.

Here is how I think of it from most basic to most complex:1) Good management - Don't do stuff to get yourself sued2) Be nice - Average doctors who are nice get sued less than good doctors who are mean3) Have insurance - Ideally get $500K or more of liability4) Have a mortgage - paid off properties are lawsuit magnets5) Get an umbrella policy - Extend your liability coverage to $1M or $2M6) Entities - Use of LLCs, trusts, and holding LLCs   How much effort you want to put into this should also reflect your  situation. 

Of course, st the end of that 7 or 10 years, I, the seller, could always offer to renegotiate/extend the contract.

Your spreading risk over many units With smaller units and single family as you know one bad tenant or extended vacancy can kill the returns and put you in the hole fast.

We extended it until the end of May 2020.

If your contract naturally terminates on a certain date, I don't think they can make you pay management fees for leases extending beyond that date.i would file a complaint with the Texas commission.
