I think access to a good team (management, contractors) and a good tenant pool (researching demographics, economics etc) of an area are important too.

We have topo, tree, setback, etc. survey items from our surveying company and have looked at access to utilities and floodplain items.

These college campuses are only expanding and REITs and buying up land near schools as well.
