I would think that a title company would have a duty to record any sales transaction of real estate after execution.

Or, in addition to that, do you often find yourself wanting your title company to do preliminary curative work, provide legal advice from an attorney, or run title searches before you have an executed contract?  

Motivation does not equal execution. 

All of your time is best spent on executing real estate deals. 

It also seems most people pay for rehab using their own cash, so it's insane to me how much cash is needed to execute a proper BRRRR.

@Lauren Hogan,I invest both passively via syndications/crowdfunding and directly in real estate properties that I own myself (including SFRs).If you are able to execute successfully, you will make more money by being an active investor then passive.

Upon you vacating the property I will send my maintenance staff over to review the condition/quality of the work and make repairs as necessary to restore the unit to its original condition as it was when the lease was executed.

Once you figure that out, execute the plan and sell then house.
