I own 4 Single Familys, I have a good amount of cash in the bank and my credit score is excellent.

I've done excel comparison of cashflows between selling now (all gain is tax free) and selling in 15 years when i retire (only 8/(8 + 15) of gain is tax free), but it seems that the outcome really depends on the assumptions i use e.g., return % on the cashflow, future property value, etc.

@Miles Fletcher you increase your chance of success at least 10x by pre-selecting the doors you knock.

I am currently taking the pre-licensing course with The CE Shop and am planning to work as a real estate agent, as I am a people person and like the work model of agents (dealing with customers, excelling in sales, providing exceptional service, etc.) 

Investing locally is easier and rewarding; you can self-manage, use known/vetted resources, and be proactive in tenant selection. 

I normally use my own excel.

Another vote for Cozy here, easy for tenants to link their bank account, nice reporting one click to export an excel of payment history come tax season, I also like how it sends an automated "upcoming rent due" reminder email to tenants out a few days before 1st of the month.

Your bigger play is in growing your side business and growing your rental portfolio, so I'd focus on those two things.As far as market selection, that's a key piece to your success when it comes to buying rentals.

I have excellent credit, cars paid off, 180k in savings, Zero debt, and do not want to depend on a 9-5job.
