You will wait less and never go during lunch because they all take a lunch break at the same time...If you buy a property in Shelby County that has had utilities off for over a year, you must get electricity and gas inspected.  

I have since quit my electrical career started my own GC company.

A few years later, there have been no problems, and no complaints from any tenants.However, I don't plan on installing surface mount electrical any more going forward. 

Install electric baseboard heaters with individual thermostats in those rooms - or a small wall unit suitable for that amount of square footage.

Most of Indy is covered by two utility providers, Indianapolis Power & Light(electric) and Citizens Energy Group(Gas, Water, and Sewer).

So when the bank's bill, or electric, gas, water, trash, etc come due it's on you my man.If you have two units and one is vacant, then those costs are shared. 

Big capital overhaul, upgrading HVAC, water heaters, electrical, roof, etc..

Replaced 1 furnace, then roof, siding, 2 HVACs, some interior paint, electrical outlets.Now in progress on replacing windows, kitchen/dining floor with LVP.

Electrical, plumbing, HVAC are not huge issues to deal with just a matter of the cost.

Complains that the solar panels don't pay for 100% of her electricity despite the hottest summer in Texas in years.
