Just be warned if you don’t self manage (I.e. put it with a local PM like fireside chalet or Cabins USA or Patriot, or even the national Evolve) You wont make money unless you paid cash.

I started renting it out (self-managed) in October of 2016 after moving in with my wife.We just recently renegotiated a higher rent with our tenant for $2,250/mo starting in October which should bring us up to about a break-even.

My Property manager and one of my tenant had some sour relationship and the tenant complained Dept of public work now I got notice from them See attached imageNow my question is How can I do self evaluation on  my own to counter their charges.If these charges are valid, can I give 30 day notice to tenant to move out (Tenant is on month to month lease) so I can fix the issue, this tenant has also complained few times in past too.Any do and don't in such case

I showed @David Krulacvia PM  a property that underwent what I will nickname "the trifecta" - it had been sold by the TCB, then the mortgage foreclosed (on the buyer at TCB), then the school district had the property sold at sheriff sale to cover unpaid school taxes (the lender's lien was no longer in effect because of the mortgage foreclosure sheriff sale, and lender did not cover the school taxes to prevent that sale).
