I install wood floors myself because it's far less expensive than hiring it out.

My most recent showing had a horribly ugly outdated kitchen with wood-paneling.

that could also be dry rot, if the wood gets wet and dries and then just keeps doing that, the wood will eventually rot away, seen that a lot around door jambs. but i will add that the wet wood does attract Carpenter ants. have an exterminate inspect the house before purchasing, even the home inspector would be able to tell you.

On the flooring,  I love the manufactured wood floors and replace carpet with them any chance I get.

The 30 year old home had all wood stained doors, baseboards, trim, original cabinets, original everything!

during my inspection I uncovered several damages including significant hard wood flooring damage caused by her pets.
