You wouldn't think they could break a ceiling fan, but even in my B housing/neighborhoods I have seen busted pull chains, cracked blades, cracked blade arms, busted light globes.

More like if you have an actual arm's length legitimate partner in the LLC.

To avoid step transactions and make things business like and arms length you'd want to make the co-buyer whole for their holding period. 

I know some of them have Commercial Arms within the brokerage but I suspect those folks aren't fooling with duplex's or SFR rentals.Also for the average investor who might just buy a few props a year going to be pretty hard to break into a actual top producers rolodex of go to buyers.. they already have themI like to groom newer to mid term agents to my specifics and help them grow.
