I got a POF letter a long time ago from a transactional funding company and I still use the same one, just change the dollar amount on it.Jon mentioned a really good point, going after properties on the MLS and having to provide earnest money b/c thats how realtors are trained...........I'm sure I'll get a little heat for that sentence but oh well...........

i believe your best bet is to spend some time and a little money on R.E.I. training but with the money you do have you can purchase a few sfh turn key properties in areas and states where your roi will be higher and you not only get passive income but experience and a paper networth that will help you qualify for the bigger more expensive nyc properties.good luck

I try to be home on Thursdays since in addition to racing, driver training/coaching, and hopefully real estate investing, I teach a West Coast Swing dance class on Thursday nights.
