I totally concur with Chris Mason...how hard is a cash-out refi that will pay the debt off that is causing the DTI issue?

It appears that the new construction cannot keep up with increasing demand, causing bidding wars and such making it that much more expensive for new home buyers and investors.  

BTW, my pet deposit is always refundable after accounting for any cost to fix damages caused by the pet or owner.  

Here is my questions:The current tenants are smokers, the unit reeks of smoke, and I can't imagine the damage that has been done to the place over their 7 year tenancy.  

I ask this cause i cant find any information about Wholesaling in the german language and wholesaling isnt even mentioned on the most german real estate website i have visited so i cause of that I am a bit confused if it is even possible to use the Wholesale strategy in germany.

What you can expect is high vacancies, high turn over costs, chasing tenants for rent (and never collecting), a lot of damage and vandalism.

The reputation of your business could be damaged when the media reports you are the one paying the bill.

We have a backyard with commercial valve boxes that apparently have some leaks and appear to be causing drainage issues.

But the property is large and could potentially support two houses and is in a prime location.Property 2 - $90,000 won't cash flow right away cause the rent is way under market, once rent comes up would cash flow around 150.00/month but it is probably worth between $125,000 - $165,000.I can't qualify for a typical mortgage loan right now cause I just moved the area and don't have a job yet but I have money and was thinking of just paying cash for them outright.
