Keep educating yourself while in your current job and also look for some smaller developers if they are looking for helpUnfortunately right now is a bad time to get into commercial as job market has gotten crushed but stay positive and ask consider residential side for now as well vs commercial

Currently, it has a gas stove which was there when I bought the house. 

At least in my state (Georgia), a realtor won't list a house on the MLS if you don't currently own it (even if you have it under contract).

Shoot, maybe even start selling your own coaching courses to the ones that are in your current position in the future lol.

I currently invest in C neighborhoods because of the higher returns, BUT, there are good reasons for doing so.I bought the near worst properties in these neighborhoods and made them close to the best properties. 

Currently we live in the apartment and we are renting out whole house.

I am currently renting out rooms to friends (all moving in/out at different times) and need to get a lease together.When I buy my next primary, I want to be able to use my current rental income to get approved for another mortgage.What kind of lease do I need now in order to make sure the above can happen?
