Marc, there are also some "peer to peer" lending companies like Lending Club which may be available to you, though I've read mixed reviews of them online.Here are a couple of articles I bookmarked on the topic: Peer-to-peer lending: From the people, for the people; and Wall Street's Takeover Of Peer-to-Peer Lending Almost Complete.Also, the Mister Money Mustache forums seem to have some good commentary on specific companies such as Lending Club (since MMM was an early user/proponent of it - not sure where he stands on it now).

Unfortunately, or maybe fortunately, my agent had the get up and go, did everything, so I don't have to many details. 

In between that time, I also attended a Fortune Builders seminar, completed step 1 of 3, in order to obtain my real estates license and have also had meetings with real estate investors/ owners..

I wanted to ask this community on any advice for my specific situation (Which I believe to be a very fortunate position) and help on setting high yet realistic goals.

Learn all that you can about direct mail marketing, marketing through facebook, get a website set up to attract leads, network with other local investors and get out and join some groups or become a part of some of the clubs in town.

One way to find comps is to visit a local Real Estate Investment club and meet a rep from a title company. 

Unfortunately (maybe fortunately), cars have really taken a back seat as I improve my financial position but I have an undying love for anything German and tinkering and modifying them.

I never heard the term turn key  in relation to Real estate investing untill about three days ago here on bigger pockets  I've actually been toying with the idea of doing turnkey for people seeing as how I started managing my own properties many years ago and have done so in New York State North Carolina and Florida  I'm still easily able to find deals that are Easley double-digit returns in upstate New York in Central Florida  I'm still a little bit in disbelief that I'm actually able to find deals this good  i'm still a little bit in disbelief that I'm actually able to find deals this good and so many others seem not to be something else innocent it just doesn't seem right to me for some reason I've never even gotten a mortgage on the house the one I lived in many years ago      I guess I've been very fortunate to be able to pay cash for everything Perhaps that  why my returns are so high I basically find the property fix it up and then sell it owner finance holding the mortgage or rent them for the incomePerhaps it's like the guy who lifts weights in his house and after 20 years he goes to the gym and he starts punching 500 pounds and everybody around them is in the shop in disbelief they ask him how he did it and he says well I just never thought that I couldn't do it
