I am also adding some "options" to a couple of my plans, like an inlaw suite underneath one, and a media/bonus room in the walk in attic of another, which gives me a couple more plans, sort of :-)For me, I live on the coast, so the lots I am buying need to have a certain "coastal" design, when I decide to build further inland they will be a completely different type of home. 

In our experience, a disposal is not expected by most people and is presented as a "bonus" when showing a unit that includes one.

What would be a better bonus is if someone were a pilot already and they would provide that service.

I don't count on any of those to make money, but they are great bonuses.

Which would make the rental income and extra added bonus.

It would be a bonus if the service is free, and if my VA is able to make outgoing calls from that number.

Sure, there are trends, history, and new developments that can lend to predictions on what areas may appreciate best, but I would rather count hard numbers (income, expenses, vacancies, management, maintenance, debt service, etc) and take appreciation as a bonus.

Finally, I found my current "draughtsman" on Kijiji (he had an ad) and, as a bonus, his wife does interior design and staging.

I've offered my crew a nice bonus to take on the project and if they take the offer I will do a full turn.
