If you spend your REI career finding deals that work on paper, and then look for a reason not to grab it, you will not make it in this career. 

They can't give you legal advice but are able to assist and explain what's going on. 

I can see the value in that and I think I'll spend some time now figuring out what value I can bring to the table and what skills I think would compliment mine the most and then look into the idea of finding a partner to work with.

This way you control how much you spend to fix the problem.

Wait until the house is completely yours before you spend any money renovating it or trying to sell it!

For general routine repairs I probably spend 1-1500 a year.

You are spending a lot of time and energy to avoid spending $100-200 for a title search....which is what will tell you if this worth pursuing or not.
