If you would prefer to charge a cleaning fee, make sure your STR stands out in design/decor and offers amenities that no one else has.

It is likely that they know that they are under market and can't have the same level of amenities for that price range elsewhere.

Same neighborhood, same amenities, same style, etc.

There are quite a few new  apartments coming up all over town that offer many  amenities including 1 free month of rent for a one year lease.   

Commercial will also typically have a lot more to do with the age/amenities of building..One way I've heard it loosely described is something like (with a little flavor from me..)Class A: Great tenants.

What tenants are looking for in terms of amenities, ball park for expected rents/vacancy  etc.Obviously just high level stuff, trying to figure out if what we have in mind is even remotely possible.

Appraisers and real estate agents Only use comparable sales.....with adjustments for condition, location, amenities, etc.......something Zillow and other websites can’t do.

Even if I had room, I'd be uncomfortable putting in a hot plate because people on vacation are easily distracted and I don't want them burning my house down.I'm in NYC, hosts in other areas focus on different amenities/ markets.
