It also seems to me that if you go up in price point some of the neutral look is lost and standout colors and design are expected but I could be wrong about that.

Also my relationships iwht my banks have a doomsday button.. if for some reason I get stuck with inventory they will give me 5 year loans to ride it through and we rent them.the builders who had their loans called in 07 to 09 lost it all no doubt about that.

Your neighborhood may transition to commercial sooner than you'd like or if you discontinue using it as a residence for whatever reason, you've lost your legal, non-conforming right.To help ease your mind, ask for a letter from the city (through the planning department) stating the residence is a legal nonconforming use.
