Rich Ng I know everything is subjective but in your time have you ever seen a list floating around of towns with an A,B,C,D listing?

We can include income from your job(s) and/or from the rental income on the subject property (perhaps looking better once the property is rehabbed and stabilized) and other properties. 

IE on our form it says (paraphrasing) Subject to an  A)Home Inspection by licensed inspector B) Radon C) Lead Paint testing D) Asbestos E) Other.And you check off what you want (Stronger offers have the least checked).

I move it around a little as I once read that its difficult to recall subject material if you only study in a single location at the same time.

This is similar to Rent Control regs, but the subject is ownership, not rents.

This is all nice on paper but some other questions popped into my mind and I wanted to get your two cents on this.Since this is my first flip, even though I read up on the subject, I am still unaccustomed to the flipping game.

I will say the rental portions are only subject to recapture and not to capital gains as it is within that same building.
