My goal is to at least have positive cash flow while I build equity in the investment property.Has anyone successfully purchased a buy & hold with this strategy?

Looking to scale and not have to move to another platform but don't also need the same stuff and cost as the huge portfolios.  

Again, if you aren't sure how to do this, maybe it's best to move on and find another renter.

If you can afford it I would buy a house just above median in already move in condition.

I have a friend that is interested enough to entertain a call, but not sure if they will move forward.

I moved here from Florida after seeing the projected growth.

I can't BRRR or move into the next property or anything like that.

Assuming nobody wants to live in it, especially at any exaggerated values, sell it tax free asap and move on.
