I am in Calgary and looking to invest locally.

I have only been using the bank accounts to pay business/property bills and pay down related debts, he has been using the business bank account for anything and everything from purchasing vehicles to other personal non related investments.

There is definitely more options for investing opportunities on the open market than on the land bank. 

I have some liquid cash in my U.S. bank account and would like to start investing in real estate.

On that note, I'm also wondering if I'd be violating anything in my current loan (30 yr, fixed rate conventional financing on 2-4 unit investment property).

My investment properties are easy to claim taxes on since they are 100% investments.Do you subtract the room square footage you live in and claim the rest as investment?

Unfortunately, I do own investment properties abroad that are still financed, so any lender that has experience with this would be much appreciated, the lack of experience in that regard has been a painful, and long underwriting process at first when I bought and then again when I refinanced my home a few years ago...
