So, how hard is it to expand by 15-20 units and at what expense?

Employment is expanding, population growth is solid, and wages are rising.

Become an expert in one area and own it before expanding your reach.

Doing hard money is insane and expanding as rapidly as possible in STRs is insane.

I currently work at the VA and they also see a migration north by the veterans because of cost of living so they are expanding up in Port St Lucie. 

I wanted to expand on retail properties for lending.There is a vast difference between STNL ( Single tenant net lease) and MTNL (Multi tenant net lease) properties.Single tenant you have just one income stream for the property and multi tenant you tend to have various businesses categories propping up the cash flow to service the debt.

I'm more concerned about jobs and that the areas where I invest continue to expand economically.

For now we're only looking in a specific area but will expand if necessary.
