Hi everyone, what's your thoughts/opinions concerning buying and selling on terms in the Columbus, Ohio area?  

In 2009 I started off with a duplex in an “affordable” housing area of Columbus Ohio.

Investment Info:Single-family residence buy & hold investment in Columbus.

I am looking to purchase a property in Columbus Ohio using a hard money lender but all of them so far only lend to LLC's. 

Mostly just looking to find area outside of the Atlanta area that could possibly hit the 2% rule , places that I’ve considered Macon, griffin , dalton , maybe Cleveland tn , Athens , Columbus ect I guess I’m really trying to hit my state backyard instead of branching out to Milwaukee or Detroit, my main goals are I’m trying to replace my income passively by buying a couple of rentals I could buy & hold .

I'm trying to decide which inspection to do, and the current inspector that I'm looking at offers a basic inspection, as well as add-ons that cover:-Radon-Sewer-Termite-Well water potability I'm wondering if any of the add-on inspection items are things that commonly pose problems for homes in Columbus?
