I've also heard of cabinets to go.  

I will say that if we get into each unit and there's some chipped paint, stained carpet, or missing cabinet hardware we won't be petty and ask for a price reduction. 

We are painting the kitchen cabinets and epoxying the countertop.

interesting question... i probably would not. i'd just go there often and fix whatever needs fixing. to keep them happy, i'll just update bath cabinet, change light, clean carpet, etc..

Has anyone ever purchased cabinets from Cabinets To Go (a franchise supplier in about 20 states)?

First, I'd look at a longer term for your mortgage as it will lower payments which will increase your cash flow once you do rent it out.Easy ways (assuming they haven't been done already): fresh coat of paint, update light fixtures and cabinet hardware (go with classic, not trendy), replace outdated carpet and window coverings and paint your front door to add a pop of colour.

Actually in Little Rock, we are putting in granite throughout, shaker cabinets in several rehabs, 12" x 24" tile in bathrooms and some other really awesome visual upgrades.

All the appliances were stolen and doors and fixtures and cabinets have been severely damaged.
