@Jay Hinrichs You speak wisdom and I agree with all that but let me paint a better picture of the location, we are not at this time going to get the usual bed bath and beyond, DSW, or any of the upscale aggressive growth retail.

I’m looking at close to $2,000/mo for a 3 bed home here vs $1,600/mo to purchase a similar home, but no capital expenditure with the rental.I was extremely disappointed to loose out on the home I was buying, it was a great deal and kind of our dream home.

C- neighborhoods are not for everyone, learned about Evictions (personally handled all of the legal through writ of possession), Pests control (bed bugs, roach infestation).
